The Importance of a Home Inspection

As a buyer, you are entitled to know exactly what you are getting. Don’t take anything for granted, not even what you see or what the seller or listing agent tell you. A professional home inspection is something you should do, even if you are buying a new condo. An inspection is an opportunity to have an expert look closely at the property you are considering purchasing and getting both an oral and written opinion as to its condition.

Even if your contract is an "AS-IS" purchase, you may still be able to negotiate with the seller for the seller to make repairs. Since a seller must disclose any defects that materially affect the value of a property, that seller will have to disclose those defects to the next buyer should you decide not to proceed.

A word of advice though. Even a brand new home may have some small defects. Common things like a dripping faucet, some wood rot around the bottom of a garage door, and other minor items should not stop you proceeding to closing. Just expect that there will be some trivial items that are easy and inexpensive to correct.
